Maintenance Manager

Our client is looking for a customer service oriented High-Rise Building Maintenance Manager to manage the daily operations, maintenance and repairs of their high-rise residential property. He must possess solid understanding, training and mechanical competency in high-rise building systems. He should be able to perform general maintenance as required and have a thorough understanding of building systems and components
Job Summary & Responsibilities
• Has a demonstrated ability to initiate and execute major work, as well as a clear understanding of business administration, building material and general furnishings as applied to a High Rise luxury Residential Tower.
• Responsible for compliance of fire, electrical, plumbing codes and health, sanitation and all other safety aspects of the building
• Responsible for the Apartments interior and exterior landscaping operations
• Supervise, schedule and plan activities of the maintenance department
• Continuously seek cost savings throughout the Tower
• Obtain proposals and schedule repair work for the public areas and coordinate repair work schedules to prevent any inconvenience for our Guests
• Responsible for the control and distribution of the telephone equipment throughout the Tower
• Responsible for the accurate control of the “Apartments Out of Order” and “Trouble Log” reports to track conditions and deficiencies of Apartments and public areas
• Responsible to provide required safety training and conduct safety inspections for the Tower facilities
• Provide Guest service standard training for the Engineering Colleagues to provide efficient and quality service for our Guests and Colleagues
• Able to complete Apartment repairs as needed
• Interact with other departments to assure Guest satisfaction
• Keep all maintenance records and blueprints of the Tower
• Responsible for processing the payroll for the department
• Control issuing purchase orders for material purchases
• Coordinate the proposal process for annual maintenance agreements to ensure competitive pricing
• Obtain price quotations and fills out requisitions for parts and supplies
• Have practical experience in the fields of heat, light, power and ventilation
• Must have working knowledge of plumbing, electrical, HVAC, air conditioning (Centrifugal Chillers), refrigeration, lock operations and mechanical repairs
• Have considerable knowledge of Health and Fire codes and the ability to perform training
• Must have basic knowledge of mechanical and electrical troubleshooting skills
• Should have knowledge of the rooms preventive maintenance program and an accurate equipment preventive maintenance program
• Require working knowledge of Microsoft Outlook, Microsoft Word 2000 and Microsoft Excel programs
Skills
• Degree holder, preferably in Mechanical or Electrical Engineering
• Minimum 5 years experience or equivalent in similar responsibilities and knowledge of new construction and high-rise mechanical systems
• Proven effective development of others
• Excellent interpersonal and communications skills
• Highly organized, goal and results oriented person
• Analytical skills a must combined with creativity and initiative
